Door Closer and Panic Bar Repair for Toronto Commercial Buildings

2 min read
01

Closer adjustments solve many problems

Most closers have separate valves for closing speed, latching speed, and backcheck. Seasonal temperature swings in Toronto change the closer's fluid behaviour, so doors that close correctly in summer may slam or fail to latch in January.

02

When a closer needs replacing

Oil leaking from the body, an arm that no longer holds tension, or a door that stays open no matter the adjustment are signs the closer has failed. A correctly sized replacement matched to the door weight and use restores control.

03

Panic bar and exit device repair

Exit devices that stick, fail to latch, or need a hard push often have worn springs, misaligned strikes, or damaged rods on vertical-rod devices. Repairs should keep the door opening freely from the inside at all times.

04

Protect the lock

A slamming door repeatedly shocks the latch and cylinder. Fixing the closer often extends the life of the lock itself and prevents the next service call.

05

Plan a building walk-through

For plazas, offices, and multi-unit buildings, a walk-through of every exterior and fire-rated door helps prioritize repairs and avoid emergency calls.
